Project Manager

JOB DESCRIPTION SUMMARY

A Senior Project Manager supervises and coaches his staff of junior and intermediate level Project Managers and Project Coordinators while working under the direction of the division’s General Manager. They enforce financial and project management policies and the use of systems, prepare project revenue targets and budgets, establish performance standards, and interpret project financial reports for executive management as well as manage directly a portfolio of construction projects.

DUTIES AND RESPONSIBILITIES
• Management of ICI construction projects with values in excess of $10M, keeping projects on budget and on schedule to satisfy budgets and divisional business plan
• Coaching junior and intermediate level Project Managers and their support staff with varied backgrounds and experience
• Aid in developing and also overseeing project estimates, add value engineering, and modifying the scope of work as necessary to maximize economies of scale and minimize cost of construction
• Ensure all prime and sub-contractual issues are resolved and dealt with in a timely manner
• Manage site meetings, RFI’s, invoices, and control the document process
• Designate the Project Coordinator, and together with the QA/QC Coordinator appoint a Supervisor to carry out the projects
• Oversee and aid in the development and preparation of project proposals as required
• Manage project turnover to client and audit customer satisfaction
• Ensure system for controlling project management is being followed
• Closely monitor the efforts and billing of third-party workers, such as consultants, and subtrades
• Track all project costs to ensure completion within budget
• Review subcontracts, purchase orders, and schedules as required
• Coordinate Site Supervisor, subtrades, materials, and project workforce needs with the QA/QC Coordinator
• Manage project activities throughout project lifecycle, including the allocation of adequate resources, scheduling, documentation, budget, and other factors necessary for success
• Report to executive management any concerns/trends with projects that may be critical to the division’s financial performance
• Increase client base by promotion of Gateman-Milloy Inc.’s Buildings division to prospective clients, developers, municipalities, and consulting architects and engineers
• Foster new and current client relations while maintaining positive public regard for Gateman-Milloy Inc.’s management, employees, vendors, and customers at all times
• Enforce, the duties outlined within the Occupational Health and Safety Act and Regulations for Constructions Projects

3.0 RELATIONSHIPS
Internally, relate to Project Managers, QA/QC and Project Coordinators, Estimators, Supervisors, Accounting, Designers, and Division Manager. This position reports directly to the division’s General Manager. Externally, relate to clients and subcontractors.

• Ability to assume responsibility and to interface and communicate effectively with others. Effective oral and written communication skills and ability to represent Gateman Milloy and the project team in a professional manner to the Owner, Architect, related project staff and the community
• Proficiency in MS Project

6.0 EMPLOYMENT CREDENTIALS
• A university degree or college diploma in construction technology, project management, or business administration/economics is required or previous work experience obtained over a minimum of 10 years
• Minimum 7 -10 years experience in estimating/project coordination in the construction industry
• C.E.T. and or equivalent combinations of technical training is an asset
• L.E.E.D. A.P. designation
